A 48-year-old private school administrator, Nii Quarshie Djabum, has been granted bail in the sum of GH¢250,000 with two sureties, one of whom must justify the bail with landed property, after being arraigned before Circuit Court 8 in Accra over a disputed land transaction at Kokrobite in the Greater Accra Region.

The court, presided over by His Honour Jojo Amoah Hagan, also ordered that the original title document of the surety be deposited at the court’s registry until the case is determined.

Djabum, who pleaded not guilty to a charge of Fraudulent Transaction of Land contrary to Section 277(2)(a) of the Land Act, 2020 (Act 1036), is accused of defrauding a physician, Dr. John Opeta Mate-Kole, under the pretext of selling two plots of land valued at GH¢750,000.

Chief Inspector Ebenezer Teye-Okuffo, prosecuting, told the court that the complainant, who resides at Asylum Down, was introduced to the accused by an intermediary, identified as James Acheampong.

Djabum allegedly presented himself as the rightful owner of the Kokrobite property and, on May 2, 2025, received GH¢500,000.08 in cash as part payment for the land. A receipt was issued to the complainant after the payment.

The prosecution said Dr. Mate-Kole later demanded documentation before settling the remaining balance. At that point, the accused reportedly admitted that the land was not his but belonged to another person. Despite this revelation, he permitted the complainant to start construction.

The complainant then invested about GH¢12,000 in building materials before work was stopped by an agent of the actual landowner, identified as Enoch, acting on behalf of Richard Alpha Obush.

Investigations revealed that Djabum had no authority to sell the property and had retained the money he collected. The complainant’s attempts to recover his funds were unsuccessful, and although the accused refunded GH¢200,000, he failed to return the outstanding balance.

Following his arrest on September 12, 2025, Djabum made an additional refund of GH¢50,000.08 to the police.

The case has been adjourned to October 30, 2025.
